This is the most important step – and the one most people skip. Before signing a contract to buy or sell, have us review it. Step 2: Property Searches
We conduct a full suite of searches including title searches, council rates, land tax, flood overlays, contaminated land registers, and more. These searches reveal anything that could affect the value or use of the property.
Step 3: Finance and Condition Management
If your purchase is subject to finance approval or a building and pest inspection, we track these deadlines carefully and communicate with all parties to ensure conditions are met on time.
Step 4: Pre-Settlement Checks
In the days before settlement, we confirm the final figures, coordinate with your bank or financier, and ensure everything is in place for a smooth handover.
Step 5: Settlement
On settlement day, we manage the transfer of funds and legal title. Once settlement is complete, the property is officially yours – or officially sold.
Step 6: Post-Settlement
We attend to registration of the transfer with the Queensland Titles Registry and ensure all loose ends are tied up. You'll receive confirmation once everything is finalised.
We'll also make sure you're aware of any grants or stamp duty concessions you may be entitled to, including the Queensland First Home Owner Grant and first home buyer transfer duty concessions – which can add up to significant savings.
